Colonial Forge at Augustine is a master planned community which has 538 homes (244 single family homes, 180 town homes, and 114 condominiums). The 3 level single-family homes are mostly on one-quarter acre home sites with floor plans which include 4 bedrooms, 2.5 to 3.5 bathrooms, 9 foot ceilings, 2,230-3,352 finished square feet on 2 levels, and unfinished basements as standard. Augustine Homes, Beazer Homes, and Drees Homes have built single family homes, townhouses, and condominiums in this community off of Courthouse Road (Route 630) and Interstate 95 exit 140 (Stafford). Amenities at Colonial Forge at Augustine include a community center, swimming pool, tennis courts, and walking trails.

Embrey Mill is a master planned community on 831 acres just north of Courthouse Road (Route 630). The development of Embrey Mill is expected to continue for several years as development of the second part of the community has yet to be announced. When finished, Embrey Mill will border Hampton Oaks subdivision to the north, and H. H. Poole Middle School to the west. The Stafford County aquatics and athletic center is next to Embrey Mill offering convenience for residents. Amenities inside the community include 4 community parks, 10 miles of walking trails, tennis and athletic courts, athletic fields, and the Embrey House which features a community cafe, concierge, fitness room, locker rooms, outdoor patios and grill, and zero entry swimming pool and kids pool. Construction began during 2013 with 6 builders offering town homes between $330,000-$350,000 and single-family homes with standard upgrades between $500,000-$550,000. Embrey Mill will be the largest subdivision in Stafford County when completed (2024). The first phase of development has 472 homes. This master planned community will have 1,827 homes, a community elementary school, shopping center, 10 miles of walking trails, 4 community parks with athletic fields. The Embrey House community center also has a 25-meter pool, fitness and locker rooms, community cafe, and community gathering areas. This 831-acre master planned community will surround the western edge of Austin Ridge subdivision and development will extend to Hampton Oaks and Autumn Ridge. Embrey Mill is designed with 285 acres of open space. Stafford County is building a fitness and aquatic center next to Embrey Mill. This facility will have a 60,000 square foot, $7 million indoor fitness and aquatics center with a 50 meters by 25 yards swimming pool for competition swimming events. Building designs also have a therapeutic pool, exercise rooms, basketball courts, and classrooms. The $18.7 million fitness center includes 12 artificial turf athletic fields.

George Washington Village in Stafford County

George Washington Village will be the largest mixed-use subdivision in Stafford County with a commercial town center and 2,900 homes on 1,100 acres.

Estates at Rocky Pen in Stafford County

Drees Homes is building 23 homes with 6 lake front home sites on Lake Mooney (600 acres) in Falmouth, Virginia. This subdivision has estate homes from the Presidential Collection on 3 acre lots. There are 80 total acres which have the Ash Lawn, Hartwicke, Hermitage, Monticello, Mount Vernon, and Peacefield home designs between $560,000 to $825,000.

Lake Estates Subdivision in Stafford County

Ryan Homes built a lake front subdivision with 29 estate series homes built by Ryan Homes on 3-10 acre wooded home sites. This is our favorite community in Stafford County. The location of Lake Estates isn’t as good as others built between 2013-2015. But the subdivision is secluded with lake front homes on Abel Lake and all homes have public water and sewer service. The last home for sale was the Ellington (5,939 finished square feet, 4 bedrooms, 4.5 bathrooms) for $674,990. Lake Estates is 2 miles from Interstate 95 exit 136 Centreport Parkway (Route 8900) on Mountain View Road. Ryan Homes built the Sumner, Courtland Gate, Lincolnshire, Waverly, Ellington, Highgrove, and Balmoral home designs at Lake Estates.

The last Ellington at Lake Estates sold by Ryan Homes was listed for $674,990.

This is the Ellington estate home at Lake Estates. All home sites are 3-10 acres with either lake front or lake access. The estate series homes at Lake Estates up to 6,300 sq. ft., 6 bedrooms and 6.5 baths and the option of a 2- or 3-car side-entry garage.

Liberty Knolls has been the hottest subdivision for single-family homes in Stafford County since Ryan Homes began construction in April 2014. It is a community with 99 one-third acre home sites directly across from Colonial Forge High School on Courthouse Road (Route 630) and 2 miles from Interstate 95 exit 140 (Stafford). The best selling homes in the first half of Liberty Knolls have been the Avalon and Ellington home designs. As of September 24, 2015 the second half of Liberty Knolls is under construction with the Avalon, Ellington, and Torino as surviving home designs carried over to the second half of the community.
